As of yesterday, 9003 Sudbury Road is live on the market, but it was no easy feat getting there! This grand Colonial is a fab house in a great location, filled with abundant natural light throughout, great living spaces including a bonus den/library with floor-to-ceiling shelves and multiple outdoor entertaining spaces including a screen porch, deck, patio and huge backyard. However, as the before photos illustrate, the house was in serious need of updating to bring it into a modern day context to make it desirable to prospective buyers. 


The design team had their work cut out for them with this one, having just two weeks to gather estimates, budget, update, paint, install, replace and stage this house to perfection for the first open house. Phew! Somehow between supervising multiple contractors, dealing with delays, setbacks and a tight budget we pulled off the seemingly impossible. 404 Whitestone Road has long been a landmark for Whitestone Road residents, known as the big red house and used primarily as a reference point in giving directions.  Apparently the neighbors are rather bummed the handy reference point is gone.  Unfortunately for them, the faded worn red was traded in for a fresh unifying paint on the exterior to ramp up the curb appeal.  It's usually the first thing people see when viewing a house in person or online so paying attention to the old addage about second chances and first impressions is as important in real estate as it is in your personal life.





Upon first viewing of this house, I knew it had amazing potential and was really excited to be given the chance to make it shine!  In addition to the exterior, the kitchen (an important focal point for most buyers and the epicenter of family life) was in serious need of some reconfiguring and updating.   For such a sizeable kitchen, it wasn't living up to its' potential.  The old cabinets had clearly been around for quite awhile (I suspect made by a previous home owner) and showing their age. The faux brick on the back exterior wall and the recessed shelving between the range and the refrigerator weren't helping to maximize cabinet and counter space, the poor range (and the person doing the cooking) was stuck all the way in the corner and the vinyl flooring was starting to curl up at the bottom of the cabinets and the edge of the shoe molding in some places.  Our solution:  demo the faux brick wall, the old cabinets and counters, move the range across the room to make room for a super storage corner cabinet with a lazy susan inside (such a great feature), add new Kitchen Kompact Maple cabinets all the way around to the refrigerator, new granite counters and a new ceramic tile floor extending through the kitchen, pantry and half bath. ET VOILA!  What we have here folks is a snazzy new kitchen with an abundance of storage, easy on the eyes and likely to wow potential buyers!  For $11,400 this kitchen went from ruh-roh to rock star! 


As with most houses prepping for the real estate market, the whole interior was painted, we replaced several light fixtures and gave the upper level bath a bit of a face lift by removing dated wall tile and replacing a vanity that had seen its' better days.  Swapping wall tile for an interesting paint color made for an affordable upgrade and a new vanity doesn't have to break the bank.  I chose one in a dark finish to add some contrast to a very light and airy bathroom. 


In total the owners spent $23,845 renovating this house. It sounds like a lot (and it is) but the house had been a rental property for several years and needed the TLC we gave it to stand out in a competitive market.  The renovation figure included painting every surface inside and out, the kitchen renovation, baths, updating light fixtures, professional cleaning services for the interior, windows and carpet, landscaping and service to the water heater.  Had this house been listed in its' original condition, it would have likely listed in the $475,000 range.  Post renovation (just 3 weeks) and professional staging the house is listing today for $539,000 and I have no doubts it will go quickly!

JUST LISTED! 10603 Inwood Avenue, Silver Spring


When I first walked into this Colonial for a design appointment a couple of weeks ago, it was clear that the house had plenty of charm, but was in need of some updates to transform it into a SUPER charming house that would grab the attention of prospective buyers.


Many of the Colonials in the Chestnut Hills neighborhood of Silver Spring have a smaller footprint- the majority having two levels and no basement. Because of house size, it is important that the interior spaces are well thought out, staged in a functional manner and the presentation is top notch. 


The old half sized oven and lack of counter space made reconfiguring the kitchen a main priority. We maximized the kitchen space by moving the refrigerator into the laundry room/pantry (directly off the kitchen) and installed a brand new, full sized oven where the refrigerator was previously. Doing this gave us an extra cupboard and additional counter space. A new microwave shelf was aloso built to gain more counter space. Investing in granite counters increased the overall kitchen appeal to prospective buyers. 


Fresh paint, new light fixtures and some serious de-cluttering completed the interior transformation. The exterior had a small face lift of its own- the shutters were painted to highlight the windows, a new shed was installed and both the front and back yards freshly landscaped to present the house at its best.

            <title>One For The Boys</title>

The Pure Energy design team frequently post photo galleries and inspirational color palettes for various rooms of the house, but I was beginning to notice that these features seems to geared toward the adults, so this week's design blog is 100% for the kids, specifically the boys! Here's why...


I have been noticing for a while now, that in every category of furniture, lighting, bedding and cushions offered for kids, the options offered for girls far outweighs the boys. A recent trip through the kids section at Target emphasized this point. Why is it that boys have slimmer pickings when it comes to interior decor? 


As I began researching the aforementioned items, it became even more apparent that the boys range available is rather limited. For example, for babies, the standard options for room furnishings are either a sea of blue or tend to be very unisex, with neutral colors and designs, whereas comparatively, the girls section is overtly feminine. The range from toddlers to early tweens is an improvement, but I was a little taken aback at how old fashioned and over-the-top themed most of the decor is. As for room decor suited for boys above the age of 12, I found the selection of modern, age appropriate items few and far between; there seems to be a huge gap in the market for this age group.


With these observations in mind, this blog post aims to break the typical blue color barrier, by offering an array of eye candy for boys room decor, with examples of modern, unique concepts that may inspire you to apply in own son's room. Also included is a slide show of our favourite boy's rooms that the Pure Energy design team has transformed over the years. Enjoy!

After an overwhelmingly positive response from our perfect paint palette blog post earlier this year, the Pure Energy design team is proud to present the second edition!


When selecting paint colors for clients homes the design team tends to stick with a favorite palette of tried and tested colors, as we know they always looks fantastic and showcase each room in its best light. However, we are constantly on the lookout for fresh new colors that fit within our perimeters of what works in a room. Here are a couple of our guidelines to consider when choosing paint colors:




Avoid extremely bold, bright and dark colors, they give an overwhelming first impression by dominating a room and often make a space look smaller than it is. Strong colors will likely have less appeal to a broader market of prospective buyers.


Stay away from acidic paint colors (paints without white in the base) as they appear cold (even yellows). Instead, opt for colors with white undertones as it will soften the overall color and is more relaxing to the eye


There is a misconception that when selling your home, walls should be painted white; WRONG! In fact we strongly recommend against it. With everything painted white, a homes architectural details are lost instead of highlighted. We suggest painting ceilings, trim and doors in a fresh white semi-gloss, and painting a splash of color on the walls. This will provide a nice contrast, allowing features such as crown molding, fireplaces and windows, to pop.




Based on these guidelines, this our new paint palette post is the culmination of colors from Duron and Benjamin Moore's we have used over the past year, in kitchens, bathrooms, living and sleeping spaces, and decided were keepers. We have also created coordinating mini palettes for each room for you to use as a helpful tool when trying to pair colors with your chosen wall color. We hope you enjoy them on your walls as much as we do! Happy Painting!

All of the featured paint colors are from Duron/Sherwin Williams (they carry the same paint range) with the exception of a couple of colors from Benjamin Moore. For your reference, the paint name and number is featured above each photo gallery.





We love the result of this soothing mid-tone green/grey, paired with chocolate, creamy tones and fresh white. This gorgeous color is from the Benjamin Moore Aura Brand, is a true green paint brand with minimal VOC's, better for you and the environment.Ivoire is our new favourite go-to neutral. It is a truly versatile color that looks great in any room of the house and its warm yellow hue makes it easy on the eye. A great choice to inject warmth and softness into a darker space.


This vibrant shade of eggplant is an unexpected and pleasant color for invigorating bathrooms or dressing up a master bedroom as a feature wall. It's gray base makes it a unisex friendly color. Our full blog post celebrating the various hues of eggplant can be viewed here. One of our fave shade of gray, this medium tone is a great choice to modernize older kitchens and baths. Many of the homes we in our area were built around the same time still have the original pastel tiled baths from the sixties. As demonstrated above, the gray helps neutralize the tile. Paired with a black floor tile, it even looks intentional! Check out our color of the month blog featuring gray here.Blonde is in the same color family as another of our favourite yellows, Birdseye Maple (which featured in our first perfect paint palette post). We often use this paint color in darker rooms and basements because of its ability to cheer up a dreary space without being overwhelmingly bright. It also compliments the richness of hardwood floors.Okay so maybe not all of the featured colors are new, but we can't seem to stay away from Macadamia! You cannot go wrong with this color. It is our go-to neutral color staple. When contrasted with white it highlights architectural details in all the right ways, as demonstrated with the dining rooms crown molding, chair rail and china cabinet. Tried and tested!Serious Gray is best used in smaller percentages such as this kitchen with little wall space or limited to a feature wall due to its darker hue. Instead of opting for a neutral, we used this lovely slate blue/gray to breathe some fun  and variety into the above basement recreation space.So far the design team has used this refreshing green once, but we love the results so much that we had to include it in our perfect paint palette! This revamped basement space is unrecognisable from what it previously looked like. Fresh new carpet, coordinating achromatic accessories paired with Celery gives this once dingy basement a modern look. Silver Fox is another elegant color from Benjamin Moore's environmentally friendly Aura Brand, this elegant color adds sophistication to interior spaces and in a variety of room lighting. It provides a romantic atmosphere when used in a bedroom, but the grey undertones keep it man-friendly.Online is a soothing mid-tone blue/gray, slightly darker the Samovar Silver (featured in our first perfect paint palette), yet slightly softer than Serious Gray (also featured in this color post). For this reason it is a great intermediate color to use, especially in baths and kitchens. It looks fab paired with a wide range of tile colors including taupes, beiges, creams, whites, chocolates and grays. Silver Strand provides a soft, tranquil atmosphere, particularly in bedrooms and baths. It's lighter tone is gentle on the eye yet provides a nice contrast between white ceilings and trim. It changes between blue and green depending on the natural light in a room. This is a color you will definitely be seeing more of!This Duron Paints color is similar to 'Sea Haze' from the Benjamin Moore range (featured above). Regardless of your preferred brand, Oyster Bay or Sea Haze have the same effect- a calming blue/green environment. If this shade is a little dark for your taste, we recommend using Duron Paints Silver Strand as a lighter option.

We would like to take a minute to share a photographic diary of our recently completed renovation project at 7903 Woodbury Drive, a newly listed property in the Blair neighborhood of Silver Spring. Since 2001, residents of the Long Branch Village community have enlisted the Pure Energy Team as their number one Realtor choice to sell their homes.


To date, we have renovated, designed, staged, marketed and sold 23 homes in this Silver Spring neighborhood, with 18 out of 23 homes sold in less than 20 days and 15 of these houses selling above list price.  This experience helps us identify and remedy aspects your home that need some TLC in order to prepare your home for market and ensure that you will receive the best sale price, in the quickest amount of time.


Many of the homes in Long Branch Village share the same architecture, as the majority were constructed during the same decade. The footprint of these charming colonials is on the smaller side, which is why it is imperative to maximize your space. Most of these homes have three full floors, including the basement level, but many of the basements are unfinished, which reduces the overall living space dramatically. The lack of a second bathroom is also another major disadvantage.

The PE Design Team recently completed a basement renovation at 9203 Long Branch Parkway, transforming the once rarely used space into a functional lower level family room and a second full bath.
